But prestige comes with a price tag. The median home in Windermere is $850K–$1.2M, with lakefront properties starting at $2M+. Is it worth it?
What You're Actually Paying For
The Lakes
The Butler Chain of Lakes is a connected system of 11 lakes totaling over 4,700 acres of navigable water. If you buy lakefront or in a lake-access community, you get:
- Private dock access
- Skiing, wakeboarding, fishing, kayaking
- Sunset views that never get old
- A lifestyle that's genuinely rare in a metro area of 2.5 million people
This is the single biggest differentiator. No other Central Florida community offers this combination of lake access and proximity to urban amenities.
The Trees
Windermere has a mature tree canopy that takes decades to develop. The oaks along Windermere Road are 50–100+ years old. This creates a sense of established permanence that newer communities simply cannot replicate.
The Privacy
Lots in Windermere are larger — typically 0.5–2+ acres in the premium neighborhoods (Isleworth, Keenes Pointe, Bay Hill). The density is lower, the streets are quieter, and there's a sense of space that master-planned communities don't offer.
The Location
Windermere is 20 minutes from downtown Orlando, 15 minutes from Disney, and centrally located for access to both the 408 and the Turnpike. It's not remote — it just feels that way.
What You're NOT Getting
Let's be honest about the trade-offs:
Schools Are Good, Not Great
Windermere High School is rated 6/10. It's a fine school, but if top-rated public schools are your primary driver, Winter Garden (West Orange High, 9/10) or Lake Mary (Lake Mary High, 9/10) offer better value.
Many Windermere families use private schools — The First Academy, Windermere Preparatory, or Foundation Academy. Factor $15K–$30K per child per year into your budget if this is your plan.
No Walkable Downtown
Windermere has a small historic downtown with a few restaurants and shops, but it's not walkable in the way Winter Park or Celebration is. You'll drive everywhere. If walkability matters, this isn't your community.
HOA and Maintenance Costs
Estate-sized lots mean estate-sized maintenance. Pool service, lawn care on a half-acre+, lake maintenance, and HOA fees in gated communities (Isleworth HOA is $2,000+/month) add significant carrying costs beyond the mortgage.
Older Homes in Some Areas
Not everything in Windermere is new. Some of the most desirable streets have homes from the 1980s–1990s that may need significant updates. A $1.5M home might need $200K+ in renovation to feel modern.

Families planning private school — If you're already budgeting for private education, the school rating trade-off is irrelevant.
Who Should Look Elsewhere
- Families where public school rating is the top priority — Winter Garden or Lake Mary offer better schools at lower price points
- Buyers stretching to afford the entry point — The carrying costs (maintenance, HOA, insurance on lakefront) can surprise people
- People who want walkability and urban energy — Winter Park is a better fit
- First-time buyers — The entry point is too high for most DPA programs
The Bottom Line
Windermere is worth the price if you're buying for the lifestyle it uniquely offers — lake access, privacy, mature landscape, and a sense of established prestige. It's not worth the price if you're buying for the address alone while your daily life would be better served by a different community.
